The Hope Valley Farms neighborhood is nestled in southwest Durham just a short ten minutes to Research Triangle Park, Duke University, Duke Hospital, Chapel Hill and the University of North Carolina.  This well thought out neighborhood is a mixed use of single family homes, townhouses and some light neighborhood commercial space.

 

South Roxboro Road gently weaves its way through Hope Valley Farms.  The road is constructed with a well manicured center median.  Both north and southbound directions consist of two lanes.  The speed limit is a neighborhood thirty five miles per hour.  Given the daily pedestrian, bicycle and skating traffic thirty five miles per hour is well fast enough.

 

Hope Valley Farms is broken down into price point areas and with close to 1100 homes it would be nearly impossible to describe all of the different neighborhoods.  Carlton Crossing is a newer executive style neighborhood.  Homes in Carlton Crossing generally start at about $275,000 and run up to just about $400,000.  Most are brick front or stone, most were built by D.R. Horton but there are several scatter builders in this section.  Four bedrooms, two and a half baths and formal and informal living spaces are the rule here.

 

Sullivan’s Trace is a starter section of the neighborhood.  There are two, three and four bedroom detached homes here and two or two and a half bath homes.  There are some one car and some two car garages, one car is the norm and there are several models with no garage at all.  Prices here typically range from the high 140’s to the 190’s with most prices in the middle of the range.  These homes were also D.R. Horton built.

 

One of my favorite parts of the neighborhood is Oakbrook.  This was not generally D.R. Horton built but rather a smattering of builders.  The homes here are distinctly different and the lot sizes tend to run larger.  The drawback is that the siding is masonite and requires yearly attention.  Still if you like woods behind your home this is the spot for you. 

 

Hope Valley Farms also has a multitude of townhome opportunities; they run the gamut from starter to spacious.  It just depends.  Most of these were Standard Pacific built and they have style and flair to fit any lifestyle.  Most models are three bedroom but you can find larger if needed.
