FAQ

  1.        When will I receive my rent check?
    1.        That depends.  If a tenant pays with cash, credit card, money order or bank check then your rent will be mailed the next day. Rent is due on the first and late after the fifth.  You should not expect to receive rental proceeds until between the 12th and the 20th of a given month.
    2.       All other types of payment require funds to be cleared by the bank; therefore you may have to wait 10 days for funds to clear at the bank.
    3.      All landlords have access to our building accounts which allows them to see when rental payments are posted.
      1.  A user name and password will be provided by email.
  2.        How will repairs be managed?
    1.    The following are considered emergencies, gas leaks, water leaks, lack of heat when the ambient daytime temperature is below 55F and lack of a/c when the ambient daytime temperature is above 90F. Lack of fresh running water.
      1.   We will make every effort to call you or email to notify of a problem.  This cannot be guaranteed.
      2.  We understand that our agreement holds us to a $200 payment threshold, but in matters of safety and health this may not always be reasonable.
  3.    How does Fonville Morisey Realty/a Long and Foster Company play into all of this?
    1.     It doesn’t other than by virtue that I am an agent with Fonville Morisey.
    2.    M.L. Sullivan Property management is a completely different entity.
  4.        Can we conduct rental business at your Fonville Morisey office?
    1.        No.
    2.       My home office at 4100 Five Oaks Dr. #22 is the official office for my property management company.
  5.        Can we hold security deposit rather than you?
    1.       Yes, but you will have to furnish a bond to do so and that’s expensive.  Should you decide to go that route we will need evidence of your bonding.
  6.        Can we meet our tenants?
    1.     You may, but this isn’t a good idea.
  7.        Who pays HOA fees?
    1.    Owners do.
  8.        Who pays storm water service fees to the City of Durham
    1.    Storm water fees are essentially a tax therefore owners pay that fee.
  9.   What are your hours?
    1.     8 am to 6pm Monday through Saturday for telephone calls and text messages. 
      1.   If you send a text message include your NAME, with well over 100 clients at any given time we don’t always recognize telephone numbers.
      2.    Email is monitored seven days a week.
  10.   Will you deposit rent checks for us?
    1.    Yes, you must supply 12 pre-printed deposit slips.  The name on the deposit slip must match the name with which you’re doing business. 
  11.    How often will you check our home?
    1.        As needed.
